LBS Bina Group Bhd has handed over houses using industrialised building system (IBS) technology from two phases of its LBS Alam Perdana township in Puncak Alam, Selangor, to homeowners.
The property developer is constantly looking for new measures to build homes that satisfy the needs of homebuyers, as well as build faster and better, its group MD Tan Sri Lim Hock San said.
“Thanks to the application of IBS technology, we have successfully completed the homes nine months ahead of schedule,” he said in a statement yesterday.
The two phases, namely Simfoni Perdana and Irama Perdana, were the first projects built using the IBS components supplied by LBS’ subsidiary, MGB Bhd.
MGB has collaborated with Sany Construction Industry Development (M) Sdn Bhd to open its first permanent IBS precast concrete plant in Nilai, Negri Sembilan.
Also known as pre-fabrication, IBS is a construction technique that entails the manufacture of components in a controlled environment, either on or off site.
The components are then assembled, partially or fully, and transported to the site to be fully assembled into structures.
Using IBS allows for construction to be completed faster than traditional on-site construction, as the system enables better planning and the construction of multiple pieces.
It is also not susceptible to on-site weather factors that often disrupt on-site construction.
Apart from quicker construction time, other benefits of using IBS include flexibility, savings and consistent quality.
Launched in 2017, LBS Alam P erdana is a fully-gated and guarded township situated on a 469.86-acre (190.15ha) plot of land in Bandar Puncak Alam, Selangor.
Phase One, Simfoni Perdana, comprises 980 units of three-bedroom and two-bathroom townhouses, with built-up areas starting at 1,191 sq ft and a selling price of RM408,000 per unit.
The second phase, Irama Perdana, offers 673 units of double-storey terraced houses priced fromRM509,900. E ach unit has an average built-up area of 1,208 sq ft and is equipped with four bedrooms and three bathrooms.
According to Lim, LBS Alam Perdana is a signature township project that bears the group’s hallmark features of affordability, connectivity and community.
“LBS Alam Perdana is one of the main focus areas for LBS over the next few years. So far, all units of Phase One, Simfoni Perdana, and Phase Two, Irama Perdana, with a gross development value of RM711.2 million, have almost sold out since its debut in October 2017,” he said.
“We are confident that the remaining launches will continue to receive strong responses, given its strategic location and improved connectivity,” he added.
The township offers various facilities including green pathways, a children’s park, a futsal court and a community centre which houses an indoor badminton court, kindergarten and public library.
The development is embedded with security features such as anti-climb fencing, perimeter cameras and security guard patrol.
Located 7km away from the Kuala Lumpur-Kuala Selangor Expressway, the township is also accessible via the Guthrie Corridor Expressway, New Klang Valley Expressway, North-South Highway and the upcoming Damansara-Shah Alam Expressway.
