Located around a 45-minute drive away from the Klang Valley, the state offers affordable landed properties and bigger units

NEGRI Sembilan is not only famous for its agriculture, Port Dickson beach and Minangkabau culture, but also for its more affordable residential properties.
The state is about a 45-minute drive away from the Klang Valley or a mere 50km away.
Due to its short distance from Kuala Lumpur (KL) and bordering Selangor, Negri Sembilan has a steady number of people from both states residing in its capital, Seremban.
With a lower living cost compared to KL and Selangor, many opt to live in the state to enjoy a more balanced lifestyle and commute daily to the Klang Valley for work and schooling.
Thus, there is a demand for properties in Negri Sembilan from home-buyers seeking landed and bigger units.
PPC International Sdn Bhd MD Datuk Siders Sittampalam said Seremban now serves as a good self-contained township, particularly with the establishment of Seremban 2 and Seremban 3.
“Although we are not seeing much difference in terms of its growth in the overall property market, Negri Sembilan has great potential with a proper transportation system, railway and highways coming in,” he told The Malaysian Reserve (TMR) in a phone interview recently.
He added that with a growing number of people wanting to move away from the cities, Negri Sembilan is a good first choice for homebuyers looking for some peace and calmness.
The latest National Property Information Centre data for the first quarter of 2019 (1Q19) noted that Negri Sembilan saw RM835 million worth of transactions for its residential properties.
This was a decrease of 10.2% in comparison to its past corresponding quarter value of RM934 million.
CBRE’s Global Real Estate Market Outlook 2018 stated that the primary and secondary markets in Negri Sembilan are anticipated to be on an upward trend with a rise in demand.
It said the high-rise residential sector for Seremban and Nilai looks encouraging — however, time is needed for the potential to be apparent.
According to Real Estate and Housing Developers’ Association (Rehda) Negri Sembilan chairman Jenny Wang, districts like Seremban, Seremban 2, Sendayan, Senawang and Mantin are experiencing rapid development.
“Based on the property booking information that we got from the bi-annual Malaysia Property Expo, most of the fast-selling properties are based in Senawang, Lukut and Sikamat.
“Negri Sembilan now has more townships and also developments from larger to smaller scales compared to before,” she said in an email reply to TMR.
Based on the data given by Rehda from the recent Home Ownership Campaign, TMR has compiled a few best-selling housing projects in the state.
Iringan Bayu, Seremban
Developed by OSK Property Holdings Bhd, Iringan Bayu is a newly launched freehold township in Seremban which boasts a nature-inspired living and a traffic-free environment.
It is located close to Seremban 2 and Bandar Seri Sendayan with a total area of 311.6ha, anchored by an 8.9ha landscape central park (one of the largest in Seremban) with lush greenery and a lake nestled in the heart of the township.
Iringan Bayu offers 221 units of double-storey terraced homes with a built-up area of 2,020 sq ft and multiple facilities. It caters for full utilisation of space, where each home comes with four bedrooms and four bathrooms.
The development also features the newest crime prevention through environmental design that integrates security and a fully guarded neighbourhood.
The very first phase of Iringan Bayu was launched in 4Q17, with a starting price of RM460,000.
Mahkota Hills, Bandar Tasik Senangin
Mahkota Hills is a mega township development in Lenggeng, Seremban. It stretches for 728.43ha of freehold land, scattered with newly built double-storey terrace homes.
The Phase 1 development of Mahkota Hills, known as Albury, offers a cluster of single-storey terrace homes with three bedrooms and two bathrooms, and a standard built-up area of 1,223 sq ft and clubhouse facilities.
Developed by Kia Ace Development Sdn Bhd (a subsidiary of United Malayan Land Bhd), the corner units of this development possess an extra lawn which measures up to 20ft, while the intermediate units have individual fencing, a backyard and a car porch which houses up to two cars.
An Albury home stands out as a decent-sized and low-budget landed property with a starting price of RM358,200 after rebates.
Seri Binjai, Seremban
Located at Jalan Rahang in Seremban, Seri Binjai is a residential development by IJM Land Bhd which praises the concept of comfortable living space in a well-planned township.
This freehold residency connects to the North-South Highway and is just five minutes away from the Seremban KTM station.
Seri Binjai features two-storey link homes, two-storey super-link homes and two-storey semi-detached homes in a guarded and gated community.
The residents need not worry about their daily needs and convenience as there are supermarkets, schools, medical centres, eateries, petrol stations, banks and more within a short distance of 2km.
Seri Binjai homes start with a launching price of RM600,000 to RM1.7 million with an average rental price of RM1,200.
Residensi SIGC, Seremban
Residensi SIGC is a new development in Taman PJ Perdana, Seremban. Developed by Matrix Concepts Holdings Bhd, it gives the residence an atmosphere of living in a resort.

Bandar Seri Sendayan
Bandar Seri Sendayan is a self-contained mega township spanning 2,118ha and situated about 4km from Seremban town.
Residents will not have to go outside of Bandar Seri Sendayan to fulfil their daily needs, as it also incorporates industrial and commercial components.
The freehold township mainly has landed properties in the terrace home category — namely the one-storey terrace, two-storey terrace and single-storey semi-detached homes with a build-up ranging from 969 sq ft to 1,332 sq ft, and a launching price of between RM140,000 and RM1.6 million.
Seremban 2 Township
Developed by IJM Land, Seremban 2 is a 931ha self-contained township offering modern facilities by maintaining the tranquillity of a country atmosphere.
Seremban 2 has emerged as the most successful and progressive development in Negri Sembilan with a population of 50,000.
The development is now at 90% completion with upcoming projects of Grand Central and Rimbun Impian.
Seremban 2 offers beautifully designed homes from low-budget apartments, terrace houses, gated bungalows and semi-detached houses with a starting price of RM150,000.
To date, there are nine residential communities, five schools, a shopping complex, a sports complex, commercial business parks and a 6ha City Lake Park, which are a prime pulling factor among homebuyers.
