Selangor Cyber Valley is all about delivering an advanced township experience to residents
Selangor State Development Corp (PKNS) is set to roll out a massive effort to create the Selangor Cyber Valley (SCV), a city meant to be liveable, sustainable and smart in many senses of the word.
In the works is a planned township to provide a vibrant, attractive and secure environment for the community to live, work and play. It will also embrace a competitive economy, high quality of living and environmental sustainability.
Officially launched in March 2017, SCV will be equipped with high technology smart facilities and services through the integration of cloud computing and high-speed broadband. This is designed to give it an additional competitive advantage.
Conciding with the Selangor state government aspiration, PKNS has developed a smart city concept implemented at SCV as the pilot project for its wider smart city initiatives.
On the urban characterisation, SCV will emphasise on key development elements such as smart buildings or smart premises; safe and secure city; and community city. The proponents have also taken into consideration the environment to ensure sustainability of the township.
These are part of the nine development concepts of the smart city. The others include an Internet city; business and consumer haven; efficient city; education city; eco-green city; and entrepreneurs and innovators city.
In terms of development strategies, SCV focuses on reconfiguration of the land use to ensure appropriate accessibility. They also look at redesigning the zoning to ensure maximum building use for better sustainability measures.
As a state government-linked company, PKNS is also offering various housing options to cater to a wider range of target groups including Rumah Selangorku at SCV. This housing area shall be equipped with smart city facilities and high-speed broadband for its residents.
The endeavour is massive. In terms of projects and developments, the gross development value (GDV) is estimated at RM16.9 billion. This includes 4,321 residential units and about 2,200 units of Rumah Selangorku. It has also allocated commercial plots measuring some 276 acres (111.69ha) with plot ratios of 1:4.
The first phase development has been completed. Here, SCV focused on a 6’s concept: Internet city; safe and secure; efficient city; eco-green city; community city and smart premises.
The second phase will take place within three years focusing on residential areas and Rumah Selangorku. The whole development is expected to take 15-20 years to complete.
The focus now is on catalytic developments such as an education hub, industrial parks and low density residential schemes such as Rumah Selangorku. The strategy aims to attract developers, investors, technology players and residents to SCV.
PKNS is stepping on the pedal to attract more buyers for the residential units and commercial plots. In SCV, it has already developed Vega Residensi 1, with Vega Residensi 2 in construction stages.
For industrial parks, Lam Soon (M) Bhd’s central distribution centre and Q-Cells Factory are in place. Meanwhile, Brainy Bunch International Islamic Montessori School and Korean International School are cornerstone players to develop the education front.
SCV aims to be a successful Selangor township delivering on the smart city development initiatives in Selangor, as well as in South-East Asia.
