UEM Sunrise expected to focus on projects with lower GDV

Its CMO says the move is part of the company’s strategy to explore the lower-priced property segment

UEM Sunrise Bhd is expected to focus on projects with lower gross development value (GDV) for the next six months.

UEM Sunrise CMO Kenny Wong said the move is part of the company’s strategy to explore the lower-priced property segment, while completing numerous ongoing key projects.

“Over the next six months, including Astrea and Eugenia, the projects we will be launching will have a total GDV of RM665 million. That means we are also targeting the relatively lower-priced segment as well,” he said at the launch of Residensi Astrea Mont Kiara in Kuala Lumpur yesterday.

The new direction is in contrast with UEM Sunrise’s other key projects that are worth billions in GDV — including Solaris Parq Dutamas in Kuala Lumpur (RM2.9 billion), Estuari in Puteri Harbour (RM6.5 billion), East Ledang in Iskandar Puteri (RM4.1 billion) and Almas Puteri Harbour in Nusajaya (RM1.9 billion).

Wong added that the second phase of Serene Heights in Bangi, named Eugenia, will also be launched in late October.

“Eugenia will also be officially launched on Oct 27, followed by various projects in the next six months such as another phase in Serene Heights within the first quarter of 2019 and two projects in Gerbang Nusajaya, Johor,” he said.

Meanwhile, Wong said the newly launched Astrea has already seen an over 50% take-up, including bookings and signages.

“With nearby access to a host of conveniences such as international schools and supermarkets, the place is ideal for residents who want ease in carrying out their daily routines and meeting their lifestyle needs,” he said.

The project is expected to be ready in early 2023, with a GDV of RM323 million.

UEM Sunrise Central 2 project director Liong Kok Kit said the residence features a unique living environment for small families and new couples settling down.

“The 37-floor residential project will have 240 freehold condominium units that will offer six different built-up sizes, ranging from 1,364 sq ft to 1,859 sq ft.

“With a starting price of RM1.2 million onwards, the units will feature wide frontage for living areas and bedrooms, a segregated wet kitchen and pantry arrangement, as well as a private balcony,” he said.
