PROPERTY developer BRDB Developments Sdn Bhd is strengthening its foothold in Rawang, Selangor, which is envisioned to be the new hot location and growth area in the coming years.
CEO Kajendra Pathmanathan said the company plans to expand the brand’s identity into Rawang by delivering quality homes with intelligent design in a cosmopolitan area.
“We want to bring what we are known for in matured areas, such as Bangsar, into Rawang because we think that Rawang will be the future residential hotspot,” he told reporters at the “Art of Living” project launch ceremony in Kuala Lumpur yesterday.
BRDB’s development in Rawang is expected to replicate the company’s formula in developing Bangsar as a complete township.
As part of the company’s long-term strategy for Rawang, BRDB launched the first two phases of its RM2 billion Tamansari development recently.
Kajendra said Rawang is an important part of BRDB’s future growth plans, buoyed by the encouraging response the company received for the Tamansari development.
He said even though BRDB has other developments in hand, the Tamansari development will be the anchor project for the company to strengthen its position as a successful township developer in the central region.
“We believe that Rawang is the next up and coming location due to its connectivity and existing surrounding developments,” Kajendra said.
The Tamansari development sits on a 99.15ha of land, encompassing a total of 16 phases, expected to be completed over the next 10 to 15 years.
The first phase of the project — the Amaryllis, was fully sold, while the second phase — Camelia was introduced in mid-2017.
Kajendra said the soon-tobe mega township hub in Rawang does not have any specific target audience as the main focus is to build competitively priced product offerings suited for a growing community.
“The remaining phases of the Tamansari development will be developed in accordance to the market’s movement, of which we will make the necessary announcement once things are further materialised,” he said.
Rawang is known for its easy connectivity from Sungai Buloh, Petaling Jaya and the Kuala Lumpur (KL) city centre, via the KL-Kuala Selangor Expressway, Guthrie Corridor and the North-South Expressway.
Currently, BRDB is also present in Emerald Bay in Iskandar Malaysia, which is a 44.5ha joint-venture development with UEM Sunrise Bhd.
BRDB also has several planned commercial and education developments in Rawang that are expected be launched by September this year, along with a residential project in Australia.
Commenting on the industry’s outlook, Kajendra said 2018 is expected to remain challenging, but earlier indicators are expected to support the resilience of the Malaysian economy.
“I cannot speak for other developers, but for BRDB, we have a great focused strategy against this challenging backdrop.
“It is about finding key opportunities that exist to face the challenges ahead, by focusing on delivering prime experiences and properties of value,” he said.
Kajendra said measures introduced by the authorities are also expected to cushion the blow, and generate some impetus and momentum for the property market.
“I think investors should be confident that there would be some stability in the market, moving forward,” he said.
BRDB’s “Art of Living” project, that was also announced yesterday for its Tamansari development, denotes an outdoor and cultural endeavour to enrich the living experience of its residents and visitors.
It also aims to bring art and life to the township where placements of monumental free-standing sculptures, experimental projects and many other artworks will be scattered within the landscaped tropical gardens in Tamansari.
